This office building is located in a residential neighborhood that has begun its transformation to a multi-purpose area.
The lot is small and narrow, like most of the existing lots in the neighborhood, which leads us to believe that future urban transformation will take place with similar coverage, height and street alignment.
The lot has a westward orientation and shows a significant misalignment with respect to the street. The use of marquees solved this problem and the building is now aligned with the street. The windows facing West are also aligned, but in a different manner.
Horizontal bands of perforated brick ensure cross ventilation for interior comfort. Due to heavy rainfall, roofs must have sharp gradients, providing additional areas and ample spaces in the building’s interior. These allowed for a mezzanine and a central skylight was designed to provide homogeneous lighting, which also permits the circulation of incoming air from the façades.
